Access is direct and easy for the over 77,000 cars which pass in each direction daily. This irreplaceable is in permitting and scheduled to break ground in Q3 2016.

Current - Self Storage

Feldman Companies targeted this specific location and property due to its close proximity to existing and new residential markets and the lack of self storage supply serving it.  The property was under contract pending a zoning change approval which would permit the development of the contemplated storage project.  The property was purchased in November of 2015 and received its building permit in March of 2016.  Demolition of the existing structure is complete and a new five-story climate controlled facility is now under construction.  Soon, a 125,000 SF climate controlled storage facility will be operational with direct visibility from all major arteries in this area.

Self Storage

The Feldman Companies developed a 94,000 SF self storage facility with a mix of both climate-controlled and non-climate controlled storage units on this four acre site. A three-story building as well as multiple single story buildings were designed and developed in a fortress style configuration to bring this residential market a proportionate mix of units. The land was located in a residential neighborhood and required a land use change necessitating close communication and cooperation with adjacent homeowners.

A 6-story 100,300 SF institutional quality climate-controlled storage facility was developed ground up on a small site with extremely tight working conditions. All parking and loading were designed to within the ground floor of the building to maximize the building footprint. Located next to a regional mall and on a major expressway, the sides of this building were conducive to installing billboards with advertising to create additional annual revenue.

Feldman Companies identified an abandoned warehouse and converted it into an 88,000 SF, 2-story, state-of-the-art climate controlled self storage facility.  A second floor was added within the original building of 44,000 SF to double its utilization to 88,000 SF. The building was completely renovated and traditional non-climate controlled self storage units were added in the parking field.  The result was an institutional quality product with more than double the original gross square feet.

An opportunity to purchase an existing warehouse in a major commercial corridor was presented and The Feldman Companies negotiated the acquisition terms so that the property was on its way to contract within hours. Seller required a tight and firm time line to closing which our team was able to comply with. Prior to closing, our high level team of in-house professionals and third party experts worked together to make certain entitlements were in place. A 150,000 SF four-story climate controlled facility will so rise on this 74,000 SF parcel of land. The unique shape of this parcel will allow for two separate loading areas plus independent access to the main office.

Land was identified by The Feldman Companies within a residential neighborhood very well situated for a self storage facility development. A 5-story, 90,000 SF climate controlled facility was planned, permitted and built. This state of the art project was developed to satisfy institutional quality standards of construction.

A 83,000 SF five-story self storage facility was designed by The Feldman Companies on one of the last remaining undeveloped parcels in the financial district of major metropolitan market. The site was irregularly shaped and the building was designed to maximize utilization. All parking and loading were placed on the ground floor along with the sales office. This facility was also strategized to with a variety of unit sizes including small lockers in order to better accommodate the urban and business markets which was in the vicinity.

Self Storage

The Feldman Companies designed a traditional storage facility designed with both non-climate and climate-controlled buildings for this highly visible and valuable properly located directly off the expressway exit ramp. Upon identifying this land for target acquisition, we learned that it had significant obstacles to overcome since the land was owned by a Family Trust. Our ability to engage in sophisticated negotiating and experience in complicated real estate legal matters were invaluable to the purchase and close of this transaction. The resulting product was an irreplaceable asset.
